Design
Guidelines and Architectural Review Process
Welcome Homeowners. This page is
dedicated to providing Biltmore Park residents with a brief
synopsis of the Design Guidelines and Architectural Review
Process that apply to all property owners and builders within
Biltmore Park.
The purpose of the Design Guidelines is to
serve as a minimum set of standards for the community.
They outline, illustrate and define design objectives to achieve
the high quality and the desired character of Biltmore Park.
The Design Guidelines supplement other documents requiring
compliance, such as the Master Development Plan and the
Declaration of Covenants, Conditions and Restrictions which
require each owner to obtain approval prior to starting any
construction of a new home, any addition to or modification of
an existing home, or installation of a new landscaping plan.
The Architectural Review Process is the
means by which the Design Guidelines are met. A committee,
called the Architectural Control Committee (ACC), meets once a
month to
review submitted Architectural Modification Request Forms
and plans with the assistance of
Professional Architects and Land Planners. All costs
incurred during this process are covered by the applicant.
Presently, the Fee Schedule is as follows:

Note 1:
Collection of
a construction damage deposit, to be held in an Association
account, may be required. This deposit will be
refundable to the applicant at the conclusion of the project
after a final site inspection and ACC has issued a deposit
release.
Note 2:
Applications
that require use of outside professionals, as determined by the
ACC, will be at an additional fee to the applicant, which must
be paid in advance of professional services being contracted.
Note 3:
Additional
fees may also apply to rushed requests, overnight fees and other
mailing fees, and ACC requested professional architectural
reviews. Emergency site visits may incur an hourly charge
(currently $50/hour; time and one-half for nights and weekends).
To start the process an Architectural Modification Request
Form form must be completed and submitted to the ACC (c/o of
the property manager) along with the fee (if applicable) and/or Construction
Damage Deposit (if applicable).

the property manager.
The ACC meets on the 4th Tuesday of each month.
Submission deadlines
are as follows:

Applications for new
house construction or structural additions larger than 1,000
square feet must be received by the
1st Monday of the month to
allow for preliminary review by an architect.

Applications for all
other property improvements must be received by the
preceding Wednesday to be
considered at the Tuesday meeting.
After you have reviewed the guidelines, completed the
form and submitted it along with pertinent drawings and a
check (if applicable) payable to the Biltmore Park
Association, Inc., the process begins. Once your submittal has been reviewed by
the ACC, a letter of approval or denial will be sent to you.
